seller Checklist

When preparing a home for professional photos, it can be overwhelming.
This checklist will help guide you through the process to get the most out of your photography session.

cleaning

Windows, wood floors, counters and stainless steel appliances are among the most important items to clean. Our high-resolution cameras can easily capture the details of these surfaces when dirty, and they are among the more difficult to resolve with editing touch-ups.

Outside areas should be swept clean and pools serviced prior to the shoot.

lighting

We shoot with light fixtures illuminated. All interior lighting should be operational, with matching bulb wattage in symmetrically placed lamps and uniform color temperatures among bulbs.

Decluttering

Less clutter makes rooms look larger and allows potential buyers to envision their own items in the space. Clean off all counters and flat surfaces of objects and appliances. Pack away clothes, shoes, blankets, and toys. Hide trash cans, pet bowls, and other items on the floor.
**Unless otherwise requested, we only shoot walk-in closets. Feel free to utilize all other closets, cabinets, or sheds for stowing away items.**

Bathrooms

Close toilet lids. Towels in the bathroom should be either put away or neatly folded. Please do not hang robes or other items on doors. All products in the shower, counter and floor should be stored away as personal items will not be moved.

final touches

Open blinds. Tuck away electrical cords and turn off ceiling fans. Make sure no vehicles are parked in front of the home or in the driveway. Take down any flags or other large decorative items not conveying. Keep in mind all properties are shot as-is and we will not be moving items during the shoot.

during the shoot

Vacant homes are preferable, thus preventing any distractions. If a homeowner or agent do need to be present, it's advised to stay in another area of the home, as the high-definition wide-angle lens easily captures people in windows, reflections or video. Should you have questions or requests, please ask prior to the shoot. We are unable to assist with staging advice or needs, so homeowners should consult with their realtor with any related concerns ahead of the appointment.
